Well that sucks for the owner, although an angel may have taken the book because:

So is it ethical to sell pages from a holy scripture?

Unless the buyer's or seller's 'need' is acute and distorting the situation, the buyer values the item more in terms of dollars than the seller. The seller is willing to part with the item for $X, which the buyer is willing to part with to obtain that item.

No one needs pages of a 1st edition of the Book of Mormon, in the way a person may need food, medicine, and shelter.

So, I think it is entirely ethical, a win-win even. Seller got top dollar, buyer got what he or she values in that same measure of dollars.
