Church taking a bath on London property investment...

The City is to get its first Mormon chapel as an investment group owned by the Church of Jesus Christ of Latter Day Saints seeks to fill empty space in a property it bought in 2019.
Covent Garden IP, an investment group owned by the Mormon church, revealed in its annual report that it will turn part of its Alder Castle property near London Wall into a chapel after Lloyds Bank agreed to terminate its lease, leaving part of the building empty. It said the new chapel will open in February or March of 2024, having received change-of-use permission.
The fund, registered as a charitable company, said the change meant it didn’t make any monetary donations during 2022, despite receiving £5 million from rental income and service charges and delivering a cash surplus of £3.1 million. While it made a surplus, it reported an annual loss of £8.7 million, due to a major write-down in the value of the Alder Castle property.
The church-owned fund bought Alder Castle in 2019 for around £100 million, before the pandemic and the rise of work-from-home sent City commercial property values tumbling. After the write-down, Covent Garden IP said it is now worth £86.7 million.

Had the Church had the foresight, it would have waited a year and bought it during the pandemic when they'd have picked it up for a cheaper price. I'm wondering if the "Chapel" being relocated into vacant office space will be made to pay rent to it's landlord...
There are four existing Mormon chapels in London, in Islington, Walthamstow, Muswell Hill and Abbey Wood.
Earlier this year, Covent Garden IP bought an Amazon warehouse in Wembley, which it intends to continue renting out to the ecommerce giant, for £74 million.
The fund says its goal is “to promote and further the religious and other charitable work of The Church of Jesus Christ of Latter-day Saints in the United Kingdom”.
“CG does this by investing in and holding commercial property for the benefit of the Church,” the organisation says.
So the goal isn't “to promote and further the religious and other charitable work of The Church of Jesus Christ of Latter-day Saints in the United Kingdom”, the goal is to make money for the Church which, in turn, will reinvest that into more money-making ventures, or stash it in the secret hedge fund. Church members still have to clean their own buildings, despite the eye-watering levels of cash being stashed secretly.

I am utterly flabbergassed how the men atop TSCC can continue to behave and direct the operations and affairs of it all as if it's a legitimate institution run by God and Christ??? :lol: :x

Maybe I’m reading this wrong, but it sounds like it’s exceptionally profitable, and they were able to utilize tax laws to maximize the income while limiting liability. Just like Jesus would... or something.

How are they "taking a bath"? It doesn't mention them selling the property (that I can see).

It's a charitable organization, so i'm guessing the motivation isn't taxes. It donated 2M pounds to the COJCOLDS (Great Britain), which is a corporation wholly owned by the COJCOLDS.

I'd never thought about this before, but the filings say that the church's real estate holding company (Property Reserve, Inc.) is a U.S. charitable organization. Does that mean that, unlike profits from businesses, profits from real estate investment (lease income and capital gains) is never taxed in the U.S.?

And, yeah, there's no bath before the property is sold.

The Church could hold onto it past the Millenium where London real estate prices may climb due to all the Butter Chicken/Tika Masala places nearby. None of that bland tuna casserole in Spirit Paradise.
